ISTANBUL (TR) - Offices have also changed shape with the change created by the pandemic in working life. According to the report prepared by Cushman & Wakefield, 64 thousand 18 square meters of office rental transactions were made in Turkey in the third quarter. New lease agreements accounted for 85% of the 178 thousand 759 square meters rental transactions made in January-September of this year. Pointing out that the demand for qualified offices equipped with advanced technology has increased as the effects of the pandemic begin to wane, Göztepe Transport and Storage CEO Ulaş Gümüşoğlu said, “The spread of such offices in regions such as Kozyatağı and Kavacık, apart from central business areas such as Levent, Gayrettepe and Maslak, affects demand. In the 3rd quarter, 32.5% of the new lease agreements are located in the region where central business areas such as Beşiktaş Barbaros Bulvarı, Büyükdere Caddesi and Maslak are located, 40% of them are in the Anatolian side, around Kozyatağı, Altunizade, Kavacık, Ümraniye, 27.5% in Taksim, It is seen that it was built in the area covering Nişantaşı, Şişli, Fulya and Airport regions. The new leases, which were made in different regions mainly on the European side before the pandemic, were also moved to the Anatolian side.”

High technology replaced the location

Stating that the increase in new office rental transactions has created a different traffic in the transportation sector, Ulaş Gümüşoğlu said, “The mixed working model, which has become increasingly widespread among companies, has removed the offices from being centralized. The location factor lost its priority with the construction of qualified offices with advanced technologies in regions outside the central business areas such as Maslak and Levent. The central location, which was considered as an indicator of prestige for companies before the pandemic, was replaced by high technologies that increase belonging and productivity.”

On the radar of domestic companies

Göztepe Transport and Storage CEO Ulaş Gümüşoğlu stated that the companies' need for a healthy working space drives the demand for qualified and high quality offices, and said, "The pandemic has shown the importance of advanced technology in terms of increasing employee loyalty and productivity, especially to local companies. Domestic companies have also implemented new strategies in this direction. Offices that encourage creativity, prioritize socialization and cooperation, contribute to the development of corporate culture and create a sense of belonging have entered the radar of local companies.”
